Palm Greens, Delray Beach

Palm Greens Condo 1 vs. Condo 2, Which Is Better for You?

Compare home types, floors, views, association structure, and the due diligence that matters before you choose.

Two separate associations

The better choice is usually the better individual home, not the bigger association.

Palm Greens Condo 1 and Condo 2 are separate residential condominium associations. Condo 1 has 684 homes and explicitly identifies villas, Quads, and 8-Plexes. Condo 2 has 717 residences in 191 buildings, with villas, first- and second-floor condos, and broad size and view variety.

Both participate in the same broader recreation environment. The more meaningful differences are housing configuration, floor, view, building, association documents, and total ownership cost.

Where to start

Each association has a sensible buyer starting point.

Start with Condo 1

When you specifically want a known villa, Quad, or 8-Plex format, or a particular Condo 1 building and location.

Start with Condo 2

When you want a broad range of inventory, a La Vista model, or a visible second-floor and lake-view search.

Search both

For single-story living, first-floor convenience, or a strong waterfront view. The individual home often matters more.

Shared amenities

Do not choose Condo 1 or Condo 2 solely for the clubhouse.

Both associations participate in the Palm Greens Recreation Association system, including the new clubhouse, three heated chlorine pools, hot tub, gym, yoga space, ballroom, cards, billiards, tennis, and planned pickleball expansion.

Use the association comparison to evaluate the residence and association. Use the recreation campus as a Palm Greens-wide lifestyle benefit.

Current buyer due diligence

Review both residential association documents and the separate Recreation Association status.

As of August 2026, the separate Palm Greens at Villa Del Ray Recreation Condominium Association remains in an open Chapter 11 case. Condo 1 and Condo 2 are not the debtor. That distinction is important, but buyers should still obtain current legal, trustee, budget, reserve, assessment, insurance, meeting, and clubhouse information before purchasing.

Do not assume a Condo 1 budget applies to Condo 2, or that either residential association's documents answer all Recreation Association questions.

Paul's take

Search both associations, then buy the stronger property.

A renovated lake-view Condo 2 residence may be a better value than an original-condition Condo 1 home, and the reverse can be true. Compare floor plan, floor, view, renovation, hurricane protection, systems, fees, reserves, assessments, and building condition before choosing.

No. The open Chapter 11 case involves the separate Palm Greens at Villa Del Ray Recreation Condominium Association, not Condo 1 or Condo 2.

Which is better, Palm Greens Condo 1 or Condo 2?

Neither is universally better. The individual home, floor plan, floor, view, condition, association finances, and total ownership cost should determine the choice.

One-time closing cost

Ask about the capital contribution before you make an offer.

Some associations require a one-time capital contribution or transfer fee at closing. It is separate from the monthly association fee and can apply to a master association, a neighborhood association, or both.

Confirm the current amount, who pays it, when it is due, and whether it is refundable for the exact home. Association requirements can change, so rely on the current written association package before you commit.
