55+ community terms, explained.

Use this guide to make sense of the words that come up when you compare communities and homes.

Age-qualified or age-restricted

A community with occupancy rules based on age, often designed for residents age 55 and older. The exact age and occupancy requirements can vary, so confirm the current rules for the specific community and home.

Association fee

A regular payment that may cover shared services, amenities, insurance, landscaping, or building maintenance.

Assessment

An extra charge the association may collect for a specific repair, improvement, or unexpected cost.

Capital contribution

A one-time payment due when a home changes hands. It is often paid to the association to support community funds or improvements. The amount and who pays can vary by community and contract.

Transfer fee

A fee connected to transferring ownership of a home. It may cover association processing or records, and the buyer or seller may be responsible depending on the contract and community rules.

Reserves

Money an association saves for future repairs and major expenses.

Approval

The association’s review process before a buyer can move in. It can include forms, fees, and a timeline.

Estoppel

A document that confirms the current fees, balances, and association information for a specific home.

Association setup

The way one or more associations share responsibility for a community, its homes, buildings, services, amenities, fees, and rules.

Community HOA

One homeowners association that typically manages the community’s shared areas, rules, and services.

Condominium or building association

An association responsible for a condominium building or group of condominium homes. It may handle building maintenance, insurance, reserves, and shared spaces.

Master and neighborhood association

Two association layers. A master association may manage shared roads, gates, or amenities, while a neighborhood or building association manages the local section. Both can have their own fees, rules, and documents.

Multiple independent associations

Several separate associations within the same broader community, often for different buildings, sections, or home types. The exact association for a home determines the fees, rules, and responsibilities that apply.

Club membership

Access to a club or its facilities. It may be optional, required, or separate from the home purchase.
