Boca Falls

Lotus, Lotus Palm and Lotus Edge remain separate in this collection. Boca Bridges is also separate from The Bridges and Seven Bridges in Delray Beach. Similar branding does not establish a common association, shared amenities or matching ownership obligations.

Current IDX listings & closed sales

Start with the right community’s inventory.

These links open Paul’s existing IDX portal using the recorded legal-description terms checked for each community. They are separate searches so you can compare the homes actually offered in each setting. The original Lotus search uses its Bridges Mizner recorded name, while Boca Bridges uses Hyder AGR PUD South. A marketing name and a legal subdivision name can differ.

Boca Bridges

Compare the current homes with closed records, checking the address, subdivision, status and closing date before drawing a conclusion.

Lotus

Compare the current homes with closed records, checking the address, subdivision, status and closing date before drawing a conclusion.

Lotus Palm

Compare the current homes with closed records, checking the address, subdivision, status and closing date before drawing a conclusion.

Boca Falls

Compare the current homes with closed records, checking the address, subdivision, status and closing date before drawing a conclusion.

Listings and status change. Legal-description spelling can vary, so a filtered search can omit a valid listing. Empty results are not proof of no inventory. Closed results include older transactions and do not imply that Paul represented them. Ask Paul to confirm availability or create a more tailored shortlist.

Home styles & practical comparisons

Choose the arrangement you will use every day.

Boca Bridges, Lotus and Lotus Palm bring different versions of newer detached-home living to the comparison. Boca Falls adds an established community with a longer individual renovation history. Compare the actual home’s living area, primary-suite placement, stairs, office privacy, garage and outdoor space before ranking finish packages.

For a larger two-story residence, consider how far the rooms you use most are from one another and how sound travels between them. For a one-story home, compare circulation, usable walls and the separation of bedrooms from gathering areas. A room labeled a den or loft may not meet your intended use in the same way as a private bedroom or office.

Compare roof and system condition alongside cosmetic work. Ask which improvements have permits, association approval and transferable warranties. Pool, patio and landscaping work can change the outdoor experience and maintenance burden substantially. The most attractive photograph does not necessarily represent the clearest ownership commitment.

Amenities & lifestyle

Tour the activities you intend to repeat.

These communities offer different combinations of shared recreation. The guides identify association-published court counts, fitness facilities and swimming settings. Dining is listed for Boca Bridges, Lotus, Lotus Palm and Lotus Edge. Boca Falls provides its own clubhouse and recreation setting; do not assume that a restaurant or service available elsewhere is included there.

Ask about the current activity calendar, court reservations, guest access, lessons and charges. A clubhouse can be a valuable convenience when it fits your actual routine, but its presence does not establish that every program is included or every guest can participate. Compare the facilities in person and request the currently effective operating rules.

Location & nearby destinations

A Boca Raton address can mean different driving patterns.

These communities are in the western Boca Raton market. Boca Bridges and the original Lotus relate to the Lyons Road and Clint Moore Road corridors. Lotus Palm and Lotus Edge have separate settings near the Glades Road area. Boca Falls provides another western setting between the Glades Road and Palmetto Park Road corridors.

Map your groceries, appointments, recreation and regional trips from the correct residential entrance. Compare access toward Florida’s Turnpike, I-95 and the destinations you actually use, then test the route at realistic times. Central Boca, coastal destinations and the beach involve different travel from a western home. No fixed drive time is promised here.

Within each community, a lot near courts, a gate or a busy internal route can feel different from a quieter interior street. Walk the patio, listen outdoors and inspect neighboring sight lines. The relationship between the home and its immediate surroundings deserves the same attention as the citywide map.

Association, fees & membership

Compare the written obligations, separately for every community.

The community guides link the association or management sources used for counts and amenities. Those public descriptions do not establish a complete current declaration, certified assessment schedule or every membership term. Where current age, leasing, pet, fee or club information remains unverified, no confirmed restriction or cost is asserted.

Before a purchase, obtain the declaration and all amendments, adopted rules, current budget, reserves information, assessment notices, purchase procedures and an estoppel for the exact property. Request a separate answer about mandatory or optional golf, social, dining or recreation obligations. A listing’s membership field should not be stretched into a broader promise.

Exterior changes deserve advance review. Confirm the approval process before planning a pool, generator, fence, roof change or landscaping project. If renting the home is part of your plan, obtain current written terms rather than relying on what a former owner did. Approval for one person or use does not establish approval for a different arrangement.

Public school information

Keep the school check tied to a property.

Each guide records an identified address and the district’s 2026–2027 boundary result. The purpose is to provide a factual reference for that property, not a communitywide guarantee. Confirm your intended address, enrollment year, eligibility and transportation with the School District of Palm Beach County ↗. Boundaries and programs can change.

Buyer & seller next steps

Connect the community decision with your move.

Buyers can ask Paul to assemble a shortlist across these communities with the right layout and outdoor setting. Sellers can compare their home’s condition, lot and improvement records with current alternatives and dated closed sales. A community reputation is useful context; a specific home still needs an evidence-based price and presentation.

Before you shortlist

Boca Raton community FAQs

Which Boca Raton communities are included?

This collection includes Boca Bridges, the original Lotus, Lotus Palm, Boca Falls and Lotus Edge. Each has a separate community guide and its own current-listing and closed-sale links.

Are Lotus and Lotus Palm the same association?

No. They are separate communities with different locations, counts and amenities. The association managers identify 804 homes in Lotus and 525 in Lotus Palm. Do not assume reciprocal recreation access or identical rules.

Does this collection guarantee unrestricted occupancy?

No. Current age and occupancy provisions must be confirmed in the exact property’s declaration and amendments. This collection does not replace association verification, and an MLS field alone does not establish eligibility.

How should I compare HOA and club costs?

Obtain a written, property-specific breakdown of recurring assessments, any master charges, closing contributions, application fees, special assessments and dining or club commitments. Separate required obligations from optional instruction, programs and services.

Can I use one school list for every home in Boca Raton?

No. Community guides show explicitly identified address checks using district data, with the school year. Confirm the precise property and intended enrollment year using the district’s current Find My School information.

Can Paul help coordinate a sale and a purchase?

Discuss the home you are selling, the communities you are considering and the timing constraints together. Compare preparation, current inventory, inspections and association review before committing to a moving schedule.
