Home styles & current listings

Compare the property behind the address.

Boca Pointe requires a property-type comparison before a price comparison. A detached residence, villa or condominium can create different decisions about stairs, outdoor space, insurance and exterior maintenance. Ask what you own, what is shared and who is responsible for the roof and building envelope.

Compare villages by the actual rules and services rather than treating the master community name as a complete description. A villa with a private-feeling entrance and a condominium with shared circulation can offer very different daily routines. Verify parking, storage, elevator dependence where relevant, guest access and the route from the vehicle to the front door.

For a condominium, request current building and association financial documents alongside the home inspection. For a detached home or villa, verify the lot, patio and exterior-maintenance responsibilities. An attractive renovation does not answer questions about shared capital projects or future owner obligations.

Active and closed legal-description links returned HTTP 200 in a browser. Active cards included Via Rosa, La Corniche, Promenade, Travelers Tree and Via Regina addresses. Closed cards included Meridiana and Esplanada addresses with closed status and sale dates. Full coverage across all villages remains unverified; some village legal descriptions may use other names.

Amenities & lifestyle

Picture the week you would spend here.

Boca Pointe’s master association describes shared access-control, landscaping and road-related responsibilities; individual villages govern their own property and services. Tour the facilities attached to the exact village and ask whether their upkeep is in that village’s assessment.

The separate Club at Boca Pointe publishes golf, Sports & Social, Executive and Junior Executive membership categories. Its offerings include golf, racquet activities, fitness, aquatics, dining and social programming, with privileges varying by category. Annual and seasonal options are published subject to availability. Obtain a current written proposal rather than assuming every category provides the same access.

Boca Pointe can suit a buyer who wants to choose a residential village independently of a club package. Compare ordinary life in the home and village first. Then decide whether a separate golf or sports-and-social membership matches your interests and time in Florida. A club calendar is useful only if the chosen category provides the activities and access you want.

Associations, rules & membership

Optional club membership. Separate association obligations.

Separate three budgets: the master association contribution, the individual village’s obligations and any optional club package. The master association explains that its assessments are collected through villages and vary with allocated services. The club is a separate organization. Optional club membership does not make master or village membership optional.

GRS, the manager for Palomar at Boca Pointe, explicitly describes club membership as optional. Its published Palomar rules also illustrate why rules must stay village-specific: a two-year initial leasing restriction, limits on lease frequency and duration, a two-pet limit and architectural approval requirements. Those Palomar terms must not be applied to every Boca Pointe village.

Exact-property HOA or condominium fees, special assessments, application charges, transfer contributions, services, age and occupancy provisions, pet rules, leasing, vehicles and architectural standards remain unverified for a buyer’s address. Ask the village and master association for current written confirmation and complete amendments.

Optional club initiation or joining costs, dues, minimum spending, guest charges, application requirements and category availability have not been verified in a current written offer. Do not include club benefits in a homeownership budget as if the home automatically provides them. Ask the club to itemize the exact membership being considered.

Request the current declaration and amendments, adopted rules, budget, reserve information, assessment notices, purchase and lease applications, architectural standards and a property-specific estoppel. Establish what each payment covers and whether services or recreation require separate agreements. A past listing or a seller’s earlier approval does not certify the terms for your purchase.

Location & daily routes

Test the trips that matter to you.

The master association identifies the Powerline Road and Southwest 18th Street corridors and the Boardwalk at 18th commercial area within the wider plan. The club’s address is 7144 Boca Pointe Drive. Test the entrance and route for the actual village, including daily errands and appointments. A master-community destination can send you to a different gate from the property you plan to visit.

Visit at the times you normally travel. Check the usable entrance, the return trip, shopping and medical appointments, and any school or airport journey. Tour the individual lot for road sound, neighboring activity and afternoon sun rather than judging the setting from a map alone.

Closed sales & seller guidance

Evaluate a specific Boca Pointe home.

A Boca Pointe seller can reduce buyer uncertainty with a clear village name, current association package and documented home improvements. Explain the included services separately from optional club benefits. Compare sales of genuinely similar property types and ownership responsibilities, then show how your home’s condition and location support the asking price.

Compare dated closed sales separately from active asking prices. Check the actual community and association, closing date, living area, lot, layout, renovation and major systems. Older closed records are not automatically current comparables. Confirm concessions and terms; inclusion in the search does not mean Paul represented the sale.
