Home styles & current listings
Compare the property behind the address.
Start a Boca Isles comparison with the actual plan, outdoor space and condition. A one-story arrangement, upstairs bedrooms or a larger entertaining area can matter more to daily use than an exterior style. Check where the primary bedroom sits and whether guests can reach their rooms without crossing the main private spaces.
North’s association describes lake and preserve-adjacent settings. For a particular lot, inspect sight lines, usable yard and the relationship of the pool or patio to neighbors. Check the survey and easements before assuming an open view means you can extend a fence, landscape to the water or enlarge an outdoor area.
Compare North and South as separate ownership choices. Ask each association for the current budget, reserve position, insurance responsibilities and approved or proposed projects. A similar house on the other side of the community divide does not establish the same recurring assessment or approval requirements.
Active and closed legal-description links returned HTTP 200 in a browser. Active cards included Bal Harbor, Dinner Key, Star Island and Saint Thomas addresses; closed results included Maple Chase, Bay Leaf and Ocean Key addresses, with closed status and sale dates. These demonstrate relevant area results; complete North/South legal-name coverage still needs an MLS inventory reconciliation.
Amenities & lifestyle
Picture the week you would spend here.
North’s official site lists fitness, a pool, a multipurpose clubhouse, tennis and a playground. Its location beside Burt Aaronson South County Regional Park adds a separate public-recreation consideration. Public park facilities are not private Boca Isles amenities, and their access terms need separate checking.
South’s official amenities page lists fitness with sauna facilities, two lighted tennis courts, basketball, a game room, movie theater, playground, pool, Jacuzzi and clubhouse gathering spaces. The association also describes internet and television service within its fee. Confirm the current package and any extra charges; do not apply South’s service description to North.
The choice is partly about the week you want to spend near home. Tour each community’s own recreation space, then compare the home-to-clubhouse route and access to public recreation. A combined guide does not imply reciprocal facility access. Ask each association who may use its spaces, how guests are registered and how events affect normal availability.
Associations, rules & membership
Know the commitments before choosing the home.
North publishes governing-document links and directs estoppel and questionnaire requests to its management ordering portal. South identifies itself as a self-managed property owners association. Obtain the documents from the community that governs the property, with the latest amendments and financial information.
South’s architectural committee says proposed visible exterior and landscape changes require an application before work begins. Its posted guidance specifically addresses painting, roofs, windows, fences, landscaping and pools. That is evidence of an approval process, not approval of a buyer’s proposed project. North’s full current architectural standards need separate verification.
Current age and occupancy provisions, exact HOA charges, assessments, pet limits, leasing terms, transfer costs and recreation obligations remain unverified for both communities at the property level. North’s marketing phrase about country-club fees is not a substitute for a current written statement of every mandatory charge.
Request the current declaration and amendments, adopted rules, budget, reserve information, assessment notices, purchase and lease applications, architectural standards and a property-specific estoppel. Establish what each payment covers and whether services or recreation require separate agreements. A past listing or a seller’s earlier approval does not certify the terms for your purchase.
Location & daily routes
Test the trips that matter to you.
North’s association office is at 19331 Preserve Drive; South uses 19951 Ocean Key Drive. North identifies neighboring Burt Aaronson South County Regional Park. Use the correct community entrance when testing everyday routes, and compare the trip to your own shopping, medical and work destinations rather than relying on a general west Boca label.
Visit at the times you normally travel. Check the usable entrance, the return trip, shopping and medical appointments, and any school or airport journey. Tour the individual lot for road sound, neighboring activity and afternoon sun rather than judging the setting from a map alone.

Evaluate a specific Boca Isles North & South home.
A Boca Isles seller should show the correct association name prominently and bring evidence for major improvements. Useful comparisons account for the floor plan, lot exposure, roof and systems, pool condition and current ownership budget. Keep North and South sales identifiable so a buyer understands why a particular comparable is relevant.
Compare dated closed sales separately from active asking prices. Check the actual community and association, closing date, living area, lot, layout, renovation and major systems. Older closed records are not automatically current comparables. Confirm concessions and terms; inclusion in the search does not mean Paul represented the sale.
