Home styles & current IDX listings
Modern styling still needs a practical floor-plan check.
Lotus offers a distinctly contemporary setting, but the right purchase depends on more than a facade and a dramatic entry. Compare how the kitchen, main living space and outdoor area work together. Large windows can provide light while also creating questions about afternoon heat, privacy and window coverings. Visit at a time that helps you judge those conditions.
For a two-story home, map where the everyday rooms sit relative to the primary bedroom and garage. If you want a home office, test its separation from the main living area rather than treating an open loft as an equivalent room. Check the bedroom configuration in person and reconcile the original floor plan with the listing and any permitted alterations.
Outdoor areas are particularly important when comparing homes with similar interiors. Measure usable covered seating, examine neighboring sight lines and ask about drainage after heavy rain. A private pool can change both the purchase comparison and recurring expenses. Have its equipment and finishes inspected independently, and obtain approvals for any later additions.
Compare actual living area consistently. Garages, entry features, covered patios and balconies can make total building area substantially larger than the air-conditioned interior. Ask for the original specifications, roof and system records, and warranties that remain transferable. A newer appearance does not replace inspection of equipment, water intrusion or the quality of later work.
The homes-for-sale link opens Paul’s custom community search. Separate closed-sales searches use recorded legal-description terms. Some listings may use different abbreviations and be omitted. Check subdivision, address and current status on each result. No matching results means the filtered search is empty, not proof that the entire community has no inventory.
No named floor-plan directory for this community was found on 55places. A complete collection and model roster has not been verified. No model names or size ranges are invented; obtain the correct original plan and measurements for the home.
Amenities & lifestyle
Compare an ordinary week at Lotus.
The association manager identifies a clubhouse of more than 26,000 square feet on more than eight acres. It lists Luna Bistro, a pool bar, indoor sports, fitness, card and game rooms, and multiple pool settings. Confirm current food service, event schedules, reservation requirements and any separately billed activities before deciding how much of your routine would happen here.
GRS currently lists seven clay tennis courts, one asphalt tennis court and six pickleball courts. That published court mix is specific to Lotus. It should not be replaced with a count from Lotus Palm or a future Lotus development. Ask about booking, clinics, team opportunities, guest limits and lesson charges for the actual schedule you intend to keep.
The posted rules compilation has updates through September 14, 2026. It illustrates why a tour should include questions about current operations, not just facility names. Programs, equipment access and guest arrangements can change. Ask management for the current calendar and complete amenity policies before assuming every activity is available on the same terms.
HOA, rules & membership
Obtain the current written commitments.
The manager states that payments are quarterly, purchase and lease approval is required, and exterior changes need architectural review. A recorded amendment included in the posted rules compilation establishes a transfer capital contribution equivalent to two quarters of the then annual assessment, with specified exceptions. Obtain a current written closing quote to establish its application and amount for your transaction.
The rules compilation includes a declaration amendment recorded April 2, 2026, Official Records Book 36420, pages 1082–1084. That is stronger evidence than repeating an older sales brochure, but it does not establish the current dollar assessment, all amendments or every club obligation. No unverified pet limit, lease duration or mandatory-golf conclusion is stated here. Ask for the complete governing package and all current charges.
Current age and occupancy provisions, certified costs, all effective pet and leasing rules, and mandatory or optional club terms require written confirmation. They are not presented as confirmed facts here. Obtain the current declaration, every amendment, adopted rules, fee schedule and transaction-specific estoppel.
Ask how the association defines owner, occupant, tenant and guest access. If your plans include leasing, changes to the exterior or a particular animal, have the relevant written provisions reviewed before relying on an informal answer. A seller’s past approval does not necessarily authorize a future owner’s different use.
Location & nearby destinations
Test the actual route from the gate.
Lotus is in the western Boca Raton market near the Lyons Road and Clint Moore Road corridors. Compare routes toward Atlantic Avenue and Delray Marketplace with the trips you make toward central Boca, shopping and regional roads. Enter the exact property address and correct gate when testing directions; a Lotus Palm or Lotus Edge destination is a different community.
Put grocery stops, medical appointments, recreation and airport trips on the same map as the home. Travel at the times you normally leave and return. Compare access with the lot’s own setting, including road sound, sun exposure and neighboring activity. These are practical differences that a city name and a mileage estimate cannot resolve.
Address-specific public school check
Confirm the exact property with the district.
For 8845 Skyward Street, Boca Raton, the School District of Palm Beach County’s 2026–2027 attendance-boundary data returned:
- Elementary: Whispering Pines Elementary
- Middle: Eagles Landing Middle
- High: Olympic Heights Community High
This is one checked address, not a communitywide guarantee. Boundaries, eligibility, programs and transportation can change. Use the district’s registration and Find My School resources ↗ to confirm your exact property and intended enrollment year before relying on an assignment.
Closed sales & seller guidance
Price the specific Lotus home.
A Lotus seller should show buyers what is specific to the home: the layout, improvements, view, shade and condition. Prepare records for pool work, outdoor kitchens and interior alterations. Compare the original Lotus competition separately from Lotus Palm, then explain differences in location, home design and verified carrying costs rather than treating the names as interchangeable.
2026 comparison: 17051 Five Waters Avenue, MLS B26037754 ↗. The county property record gives a sale date of June 30, 2026; this is a public-record date, not an asserted MLS closing timestamp. Review the dated sale source ↗. This is a market example, not a claim that Paul represented the sale. Confirm concessions, condition and closing documents before using it to price another home.
Use the closed-sale search to build a dated shortlist, then compare living area, layout, lot, pool, garage, renovation quality and the condition of major components. Confirm concessions and closing terms before drawing a conclusion from a headline price. Closed records include older transactions and do not imply that Paul represented either party.
Before listing, gather association information, an improvement timeline, permits, warranties and service records. Clear answers let a buyer evaluate the home with fewer assumptions and give the seller a better basis for explaining value against current competition.
