October 26, 2026 | Boca Raton • Delray Beach • Boynton Beach • Lake Worth
Palm Beach County’s housing market continues to show significant differences between single-family homes, condominiums, luxury residences and country-club properties.
Inventory remains substantially lower than one year ago, but buyer activity has also slowed in certain segments.
For homeowners considering selling, the most important question is not simply whether inventory is low. It is how their particular property compares with competing homes available today.
This first expanded weekly edition covers four cities and four property segments. The verified numerical findings below are countywide, not separate city or community trends. The city and segment sections explain the comparisons buyers and sellers should make; they do not imply that four distinct local price trends have been measured.
Palm Beach County market overview
The latest official September 2026 market statistics show the following countywide results. These reports include buyers and homes of all ages. Sources: Florida Realtors single-family report and condominium and townhouse report.
Single-family active inventory declined 19.6% year over year, approximately 20%, while condo and townhouse inventory declined 15.3%, approximately 15%. New pending sales also declined, by 13.7% and 4.8% respectively. Fewer available homes do not necessarily mean stronger buyer demand.
The market remains highly dependent on property type, location, condition and asking price. The original-list-price figures below are medians, approximately 95% and 93% when rounded to whole percentages.
| Market indicator | Single-family homes | Condos/townhouses |
|---|---|---|
| Closed sales | 1,132 | 782 |
| New pending sales | 1,062 | 760 |
| Active inventory | 4,481 | 5,858 |
| Months of supply | 3.6 | 6.8 |
| Median sale price | $656,000 | $310,000 |
| Median days to contract | 43 | 53 |
| Median percent of original list price received | 94.7% | 93.2% |
Current inventory conditions
A supplemental October 26 public-display analysis published by PBP Real Estate using BeachesMLS public-display listings showed approximately 4.1 months of single-family supply and 7.1 months of condominium and townhouse supply countywide. This is a third-party analysis, not the official monthly BeachesMLS or Florida Realtors county report.
The snapshot includes only listings permitted for public internet display. Its date, available listing population and calculation methodology differ from the official September report, so the two sets of figures should not be treated as a comparable month-over-month change.
Both sources indicate tighter single-family supply and more alternatives for condominium buyers. Neither establishes the supply in a particular community.
This edition does not have verified, comparable city-by-city or individual-community figures for inventory, new listings, pending and closed sales, median prices, price reductions, days on market, months of supply, cash versus financed purchases or new-construction sales. No estimates of those missing local or segment measures are supplied.
Boca Raton real estate market
Boca Raton continues to offer a broad range of housing options, including established residential neighborhoods, 55+ communities, luxury developments and country clubs. Buyers can compare properties in communities such as Boca Bridges, Lotus, Lotus Palm, Boca Falls, Century Village, Boca Lago and Boca West.
The strongest comparisons consider current inventory, recent comparable sales, property condition, renovations and major systems, association expenses, membership obligations, location and amenities. A single Boca Raton market average cannot accurately describe every community.
Compare Boca Raton 55+ communities and explore Boca Raton all-ages and luxury neighborhoods. Confirm the exact association and any club obligations for each property; a community name alone does not establish mandatory membership.
Delray Beach real estate market
Delray Beach offers a combination of established neighborhoods, active-adult communities, luxury developments and country-club properties. Communities include Kings Point, Huntington Lakes, High Point, Valencia Falls, Valencia Palms, Seven Bridges, The Bridges, Polo Trace and Addison Reserve.
The countywide reports show more supply for condominiums than for detached homes. They do not separately measure the Delray Beach condominium market. For sellers, community-specific pricing remains essential. A renovated detached home in a gated community should not be evaluated using the same market assumptions as an original-condition condominium.
Explore Delray Beach 55+ communities and compare Delray Beach all-ages and luxury neighborhoods.
Boynton Beach real estate market
Boynton Beach offers one of Palm Beach County’s broad selections of active-adult and all-ages communities. Examples include Valencia communities, Coral Lakes, Palm Isles, Ponte Vecchio, The Cascades, Cascade Lakes, Majestic Isles, Canyon communities and other established neighborhoods.
An important development to monitor is the proposed redevelopment of the Boynton Beach Mall property. WPTV’s report quoting a Lennar spokesperson describes plans to acquire the approximately 91-acre site for a potential mixed-use development. The reported purchase timing is early 2027. Final plans, approvals, construction timing and housing details remain subject to change.
For nearby homeowners, this is a development worth monitoring rather than assuming it will immediately increase or decrease property values.

Lake Worth real estate market
Lake Worth includes a broad mix of active-adult, all-ages and luxury residential communities. Examples include Bellaggio, Valencia Shores, Villaggio, Poinciana, Covered Bridge, Winston Trails, Lake Charleston and other neighborhoods.
Western Lake Worth communities should be evaluated independently from Lake Worth Beach municipal statistics. Postal Lake Worth, municipal Lake Worth Beach and individual MLS search boundaries are not interchangeable.
Important considerations include community-specific inventory, property type and floor plan, association fees, maintenance responsibilities, renovations, views and lot characteristics, and recent pending and closed sales.

55+ and active-adult communities
Palm Beach County’s 55+ market includes condominiums, villas and detached homes with substantially different ownership costs and buyer expectations.
Many buyers prioritize single-level living, updated roofs and air-conditioning, impact protection, move-in-ready interiors, clubhouse and fitness amenities, pickleball, tennis and social activities, manageable association expenses, and clear assessment and reserve information.
For sellers, expensive improvements should be prominently featured in listing descriptions and supported with records. For buyers, the total ownership cost matters more than the purchase price alone.
Compare existing 55+ community guides. These countywide statistics do not isolate age-restricted properties or establish a separate 55+ price or sales trend.
All-ages residential communities
All-ages communities appeal to buyers with different housing needs and lifestyles. Important factors can include floor-plan flexibility, bedroom and office space, lot size and outdoor living areas, renovation quality, community amenities, location and commuting convenience, school zoning when relevant, association restrictions, and new-construction competition.
Established communities may offer advantages such as completed improvements, mature landscaping and more immediate occupancy. New construction may offer modern floor plans, warranties and customization. Buyers should compare the complete cost of each option.
Explore the four-city all-ages and luxury collection. This edition does not supply an independently verified all-ages-only sales or pricing series.
Luxury real estate market
For this weekly series, luxury coverage begins at $1 million. Homes selling for $10 million or more are a much narrower upper-luxury subset and should not be used to describe every home above $1 million.
According to MIAMI Realtors’ October 16 report, Palm Beach County recorded 179 residential sales of $10 million or more through October 14, 2026, setting a new annual record before the year ended.
However, exceptional activity at the highest price levels does not mean every luxury home is appreciating at the same pace. This edition does not supply separate verified inventory, pending-sales, price-reduction or new-construction figures for the full $1 million-plus market.
Luxury buyers evaluate location and privacy, waterfront access, architecture, construction quality, lot size and orientation, outdoor entertainment spaces, smart-home technology, storm protection, and new construction versus renovated resale.
Luxury sellers should emphasize documented features that distinguish the property rather than relying on generic descriptions.
Country-club real estate market
Country-club communities require a separate evaluation from traditional luxury real estate. Buyers should understand the complete membership structure before purchasing.
Important considerations include mandatory versus optional membership, equity versus non-equity arrangements, initiation fees, annual dues, food-and-beverage minimums, capital contributions, assessments, membership transfer requirements, and golf and recreational amenities.
Communities such as Boca West, Broken Sound, Woodfield Country Club, Addison Reserve, St. Andrews Country Club, Boca Grove, Mizner Country Club, Delaire Country Club and Aberdeen offer different ownership and membership arrangements. This is not a statement that they share the same membership terms.
Boca West has announced substantial capital improvements, including golf-course renovations. Its April 1, 2026 club-issued announcement describes the Course 1 renovation. These projects may influence buyer interest, but current fees, membership obligations, assessment responsibility, project schedules and access during construction should be verified directly with the club.
No current club fee schedule or membership price is quoted in this report. Request current written club documents and the exact property’s association disclosures before relying on an advertised figure. Compare Boca Raton country-club guides, review Delray Beach country-club guides, review membership cost questions, and the Aberdeen ownership guide.
Mortgage rates and buyer affordability
Freddie Mac reported that the average 30-year fixed mortgage rate declined to 7.32% on October 22, 2026, compared with 7.40% the previous week. The average 15-year fixed rate was 6.68%. Source: Freddie Mac Primary Mortgage Market Survey. These national averages are not personal loan offers.
Although the decrease provides some relief, borrowing costs remain an important consideration for financed buyers.
Buyers should compare purchase price + mortgage payment + property taxes + insurance + association expenses + assessments + renovation costs.
Cash buyers avoid mortgage financing but should still evaluate liquidity and total ownership expenses. Obtain current lender quotes for your own circumstances.
What buyers should do now
Buyers should evaluate properties using direct community comparisons rather than broad market headlines. Consider recent sales, current listings, property condition, ownership costs and future expenses.
A lower-priced property may require significant renovations, while a more expensive move-in-ready home may offer stronger overall value.
What sellers should do now
The most effective selling strategy combines realistic pricing, strong presentation and accurate property information. Before listing:
1. Review current competition.
2. Analyze recent closed and pending sales.
3. Document major improvements.
4. Verify association and club fees, rules, assessments and approval requirements.
5. Identify deferred maintenance and complete high-impact repairs.
6. Improve curb appeal, lighting, landscaping and interior presentation.
7. Prepare disclosures, permits, warranties and receipts.
8. Establish a pricing strategy based on the property’s actual buyer pool.
9. Plan professional photography, video and targeted digital marketing.
10. Decide in advance how to respond to inspection findings, appraisal issues and financing contingencies.
Seller guidance by property type
55+ and active-adult properties: Highlight updates, accessibility, maintenance responsibilities, amenities, association finances and any age or occupancy requirements. Buyers often compare several similar homes, so condition and presentation can materially affect the result.
All-ages homes: Emphasize flexible living space, offices, outdoor areas, storage, renovations, community amenities and proximity to employment, shopping, transportation and schools when relevant.
Luxury properties: Use accurate, specific descriptions supported by professional photography, video, floor plans and documentation. Privacy, waterfront features, construction quality, storm protection and architectural details should be presented clearly.
Country-club properties: Explain membership requirements and costs early in the marketing process. A buyer who understands the complete financial commitment is more likely to remain qualified and engaged through closing.
Pricing and negotiation
A low inventory count does not eliminate the need for disciplined pricing. Overpricing can reduce early activity, increase days on market and cause a listing to become stale. Underpricing can create unnecessary risk if the property’s condition, fees or membership obligations are not fully understood.
Sellers should evaluate the most relevant closed sales, current competing listings, pending sales when available, price reductions and expired listings, buyer feedback, financing and appraisal conditions, seasonal demand, and the cost and timing of proposed improvements.
The strongest offer is not always the highest offer. Price, financing, contingencies, closing timeline, inspection terms and buyer qualifications should all be considered.
What this means for your next move
Palm Beach County is not one uniform real estate market. Boca Raton, Delray Beach, Boynton Beach and Lake Worth each contain multiple submarkets, and those submarkets can perform differently at the same time.
Single-family homes currently have less supply than condominiums, while condominium buyers generally have more alternatives at the county level. Luxury and country-club properties require additional analysis because amenities, membership structures, insurance, assessments and property specifications can materially affect value.
For buyers, the best opportunity may come from comparing total ownership costs rather than focusing only on the list price. For sellers, accurate pricing, strong presentation and complete property information remain essential.
If you are considering buying or selling in Boca Raton, Delray Beach, Boynton Beach or Lake Worth, a community-specific analysis can provide a more useful starting point than a countywide average.

Frequently asked questions
Do these statistics describe every community in the four cities?
No. The official September figures are Palm Beach County totals by property type, including homes of all ages. The report does not supply separate verified city, 55+, all-ages or individual-community sales trends.
Why do the September report and October 26 supply figures differ?
The official September county report shows 3.6 months of single-family supply and 6.8 months for condos and townhouses. The later PBP Real Estate analysis shows approximately 4.1 and 7.1 months using public-display BeachesMLS listings. The periods, listing populations and methods differ, so they are not a directly comparable monthly change.
Does low inventory guarantee a higher selling price?
No. September new pending sales declined even as inventory fell. Sellers should compare their home’s direct competition, recent comparable sales, condition, ownership costs and asking price.
Does the $10 million-plus sales record describe the entire luxury market?
No. This series defines luxury coverage from $1 million, while the 179-sale figure refers only to the much narrower $10 million-plus countywide residential segment through October 14, 2026.
What should country-club buyers verify before making an offer?
Obtain current written membership and association documents covering mandatory or optional membership, equity arrangements, initiation, dues, minimums, capital contributions, assessments, transfer requirements and access. No current club fee amount is verified or quoted in this edition.
How can I request a community-specific home-value review?
Use Paul’s home-value request page or contact him at 561-220-2345 or Paul.Saperstein@exprealty.com. A property-specific review can compare recent sales, current competition, condition and the costs that matter to your likely buyers.
