The Cascades, Boynton Beach

The five neighborhoods of The Cascades.

Start with the exact neighborhood before comparing a home, its location, and its resale position.

Five named neighborhoods

The Cascades has distinct residential areas within one shared 55+ lifestyle.

The Cascades includes Wedgewood, Waterford I, Waterford II, Limoge, and Lalique. All sit within the larger gated community and its master association, but the neighborhood, floor plan, lot location, golf or water outlook, and current competition can materially affect a buyer’s choice and a seller’s price position.

Confirm the current association package and the records that apply to the specific address. A neighborhood name helps compare homes, but it does not replace current documents for the actual property.

All five neighborhoods

Compare the exact neighborhood before comparing the home.

Before an offer or a listing

Use the exact neighborhood and home, not a community-wide average.

Compare current active homes and recent sales with similar floor plans, views, condition, outdoor space, and location. Then review the master association’s current budget, reserves, insurance, assessment history, rules, and approval requirements for the specific address.

One-time closing cost

Ask about the capital contribution before you make an offer.

Some associations require a one-time capital contribution or transfer fee at closing. It is separate from the monthly association fee and can apply to a master association, a neighborhood association, or both.

Confirm the current amount, who pays it, when it is due, and whether it is refundable for the exact home. Association requirements can change, so rely on the current written association package before you commit.
