There is no single reliable fee for all of Monaco. Kings Point Recreation’s published budget materials ↗ separate Recreation Area and cable components from the condominium budget, and state that the condominium management company provides total monthly payment instructions. The exact building letter therefore matters.
The last published official schedule, for 2025, showed different Recreation Area plus cable components by building phase: $296.65 one-bedroom and $310.82 two-bedroom for Phase I & II, versus $295.89 and $308.88 for Phase III garden buildings. These were not all-in condominium fees. The official 2026 Recreation Area budget amount was not publicly located, so it is not substituted here.
Request the current condominium fee, Recreation Area charge, cable or internet amount, fee inclusions, insurance declaration, reserves, current assessments and pending work for the unit. Review the roof, exterior, landscaping and common-area responsibility in the declaration, not an old listing description.
