As we enter November, Palm Beach County's real estate market is offering buyers more choices, particularly among condominiums and townhouses.

However, market conditions continue to vary considerably depending on property type, location, price range and community.

For homeowners considering selling, accurate pricing and strong presentation remain essential. For buyers, additional inventory creates opportunities to compare properties carefully before making a decision.

Palm Beach County Market Overview

The latest preliminary October 2026 housing data shows the following. PBP Real Estate’s public-display BeachesMLS analysis reports October sales alongside its November 2 inventory snapshot. Active and under-contract counts are not October month-end totals. These preliminary public-display figures may differ from the final Florida Realtors county report, scheduled for November 16.

Preliminary October sales and November 2, 2026 public-display inventory
Market IndicatorSingle-Family HomesCondos/Townhouses
Active listings, November 24,1076,614
Properties under contract, November 21,3591,394
Months of inventory4.78.2
October closed sales866811
Median sale price$740,000$295,000
Median days on market3249

These figures highlight an important difference between single-family homes and condominiums.

With approximately 4.7 months of inventory, the single-family market is relatively balanced.

At approximately 8.2 months of inventory, the condo and townhouse market generally provides buyers with more choices and negotiating flexibility.

These are countywide figures. Conditions within individual neighborhoods and communities may differ significantly.

More Listings Are Entering the Market

During the 30 days ending November 2, approximately 1,740 new single-family listings entered the market, compared with 880 properties going under contract.

For condos and townhouses, approximately 1,936 new listings entered the market, compared with 739 going under contract.

These figures come from the PBP Data Desk’s rolling 30-day analysis and suggest buyers are receiving additional choices as the seasonal market begins. New listings versus contracts alone do not establish net inventory growth, because withdrawals, expirations and other status changes also matter.

For sellers, increased competition reinforces the importance of presenting a property at the right price from the beginning.

For buyers, it provides an opportunity to compare homes based on condition, improvements, location and total ownership costs.

Boca Raton Real Estate Market

Boca Raton continues to offer a broad selection of residential properties, ranging from established neighborhoods to luxury developments, 55+ communities and country clubs.

The latest market figures from the Boca Raton public-display market report show approximately:

  • 3.8 months of single-family inventory
  • 7.7 months of condo and townhouse inventory
  • $990,000 median October single-family sale price
  • $340,500 median October condo and townhouse sale price

Boca Raton buyers have very different options depending on their needs and budget.

A home in Boca Bridges, Lotus or Boca Falls may attract a different buyer from a condominium in Century Village or a residence in Boca West.

The most meaningful comparisons involve properties with similar features, ownership structures and locations.

Delray Beach Real Estate Market

Delray Beach offers an extensive selection of homes, including traditional neighborhoods, active-adult communities, luxury developments and country clubs.

The latest market figures from the Delray Beach public-display market report show approximately:

  • 4.6 months of single-family inventory
  • 8.6 months of condo and townhouse inventory
  • $830,000 median October single-family sale price
  • $198,000 median October condo and townhouse sale price

The higher condominium inventory provides buyers with additional alternatives.

For sellers, this makes it particularly important to compare a property with similar residences in the same community.

A condominium in Kings Point should not be evaluated using the same pricing assumptions as a detached home in Valencia Falls, Seven Bridges or another luxury community.

Boynton Beach Real Estate Market

Boynton Beach offers a broad selection of established active-adult communities and all-ages neighborhoods.

The latest market figures from the Boynton Beach public-display market report show approximately:

  • 4.5 months of single-family inventory
  • 6.2 months of condo and townhouse inventory
  • $525,000 median October single-family sale price
  • $220,000 median October condo and townhouse sale price

Buyers frequently compare homes based on roof age, impact protection, renovations, floor plans, views, outdoor living areas and monthly expenses.

For sellers, the strongest marketing clearly explains the property's major improvements and what distinguishes it from competing homes.

Lake Worth Real Estate Market

Lake Worth includes a diverse selection of single-family homes, condominiums, villas and active-adult communities.

The latest Lake Worth Beach MLS-area figures from the Lake Worth public-display market report show approximately:

  • 4.4 months of single-family inventory
  • 8.5 months of condo and townhouse inventory
  • $564,500 median October single-family sale price
  • $186,000 median October condo and townhouse sale price

Western Lake Worth communities such as Bellaggio, Valencia Shores, Villaggio, Poinciana and Covered Bridge should be evaluated separately from Lake Worth Beach municipal statistics.

For these communities, recent comparable sales, active listings, property condition and association expenses are particularly important.

55+ and Active-Adult Communities

Palm Beach County's 55+ market continues to attract buyers seeking convenience, recreation and a lifestyle that fits their needs.

However, there are substantial differences between condominiums, villas and detached homes.

Many buyers place particular importance on:

  • Single-level living
  • Updated roofs and air-conditioning
  • Impact windows and doors
  • Renovated kitchens and bathrooms
  • Clubhouse and fitness amenities
  • Pickleball, tennis and social activities
  • Association fees and included services
  • Assessment and reserve information

For sellers, major improvements should be clearly documented and prominently featured in listing descriptions.

For buyers, the complete cost of ownership is often more important than the purchase price alone.

All-Ages Residential Communities

All-ages neighborhoods continue to offer buyers a wide range of options, from established resale homes to newer construction.

Important considerations include floor-plan flexibility, home offices, outdoor living space, community amenities, location, school zoning when relevant and association restrictions.

Established resale properties may offer mature landscaping, completed improvements and more immediate occupancy.

New construction may offer modern floor plans, warranties and customization.

Buyers should compare the full purchase and ownership costs before deciding which option offers the best value.

Luxury Real Estate Market

Luxury real estate requires a more detailed analysis than broad countywide statistics can provide.

Buyers considering higher-priced homes often compare properties across several communities and cities.

Important factors include:

  • Waterfront access and dockage
  • Lot size and privacy
  • Architecture and construction quality
  • Renovation history
  • Outdoor entertainment areas
  • Smart-home technology
  • Hurricane protection
  • New construction versus resale
  • Location and convenience

For luxury sellers, the strongest marketing explains the property's unique, documented advantages rather than relying on general descriptions.

Country-Club Real Estate Market

Country-club properties require additional consideration because membership arrangements can substantially affect the total cost of ownership.

Some communities require club membership with homeownership, while others offer optional memberships.

Buyers should understand:

  • Mandatory versus optional membership
  • Equity versus non-equity arrangements
  • Initiation contributions
  • Annual dues
  • Food-and-beverage requirements
  • Capital contributions
  • Assessments
  • Membership transfer requirements
  • Golf and recreational amenities

Broken Sound’s published bylaws require purchasers to apply for membership. Boca West’s published rules include membership requirements and certain exempt non-equity units, so the obligation must be confirmed for the specific property.

Boca Pointe’s club membership information offers membership opportunities to residents and nonresidents. Club arrangements are separate from master and village association obligations.

Because membership policies and fees can change, buyers should confirm all current requirements directly with the club before purchasing.

Mortgage Rates and Affordability

Freddie Mac reported that the average 30-year fixed mortgage rate declined to approximately 7.24% on October 29, 2026, from 7.32% the previous week.

Although the decrease provides some relief, financing costs remain an important consideration.

Buyers should evaluate the complete ownership picture, including mortgage payments, property taxes, insurance, association expenses, assessments and anticipated improvements.

Cash buyers avoid mortgage financing but should still consider liquidity and ongoing ownership expenses.

What Buyers Should Do Now

The best approach is to compare homes using the most relevant available information.

Consider recent comparable sales, current competition, property condition, improvements, ownership expenses and the features that matter most to your lifestyle.

A lower asking price does not necessarily mean better overall value.

What Sellers Should Do Now

The current market rewards preparation, accurate pricing and professional presentation.

Before listing, homeowners should:

  1. Review competing properties currently available.
  2. Evaluate recent pending and closed sales.
  3. Document major improvements.
  4. Confirm association or club expenses.
  5. Prepare professional photographs.
  6. Highlight the home's strongest features.
  7. Establish an asking price supported by current market evidence.

The goal is to help buyers understand why your home deserves consideration among the available alternatives.

Request a personalized home-value review to compare your property with its current competition.

Frequently asked questions

Is Palm Beach County currently a buyer's or seller's market?

The latest preliminary data indicates relatively balanced conditions for single-family homes and more buyer-friendly conditions for condominiums and townhouses. Individual communities can perform differently.

Are Palm Beach County home prices increasing?

October's preliminary single-family median was higher than one year earlier, while the condo and townhouse median was lower. Changes in the mix of properties sold can influence these figures, so individual property values should be evaluated using comparable sales.

Are 55+ communities performing differently?

They can be. Property type, association expenses, amenities, age restrictions and condition create distinct competitive environments.

Are country-club memberships always mandatory?

No. Some country-club communities require membership, while others offer optional arrangements. Current requirements and costs should always be confirmed directly with the club.
