All-Ages & Luxury Communities

Tuscany North & South Delray Beach Community Guide

Tuscany North and Tuscany South share Tuscany Property Owners Association, which its manager reports serves 455 single-family residences. Each neighborhood has its own recreation area. Compare the home and its specific neighborhood together: the combined name does not promise interchangeable facilities, identical charges or permission to use the other neighborhood’s clubhouse.

Homes & active listings

Keep North and South identifiable in every home comparison.

North: compare the four-bedroom homes represented on Rock Salt Road and Rainforest Jasper Lane with the five-bedroom Ironstone Drive example in the checked listings. Decide whether the extra bedroom serves guests, work or daily living, then compare its bathroom access and effect on shared space. Keep lot position and condition in the comparison: an additional bedroom alone does not establish a better home or a useful price premium.

South: compare the actual property rather than assuming a North plan, floor area or upgrade package carries over. Current Alabaster Avenue and closed White Jade Terrace and Clay Mica Court examples provide a starting point for a South-only shortlist. Check primary-bedroom placement, guest privacy, storage and how much of the outdoor area is usable after the survey and easements are considered.

For either neighborhood, weigh a private pool against the association pool, and a larger interior against the work involved in maintaining it. Verify permitted additions, shutters or impact protection, roof records and the mechanical systems. Do not price total building area as though every square foot is air-conditioned living space. No named floor-plan catalog or model-size chart has been verified on 55places for these neighborhoods.

North and South have separate active and closed-sale searches. These use the neighborhoods’ legal subdivision descriptions; a listing entered under an alternate name may be missed. Ask Paul to reconcile the complete current inventory. Availability changes, and older closed records are not automatically current comparable sales.

Amenities & everyday life

Compare each neighborhood’s recreation separately.

North: GRS lists a pool, fitness center, event space with kitchen, card room, two tennis courts, indoor and outdoor basketball half-courts, children’s water-play area, shaded playground, picnic pavilion and barbecue patio.

South: GRS separately lists a pool, fitness center, event space with kitchen, one tennis court, outdoor basketball half-court, shaded playground and barbecue patio. North-only features are not represented as South amenities.

The posted rules dated May 11, 2020 restrict recreation use between the two residential pods except as an invited guest. Have management confirm the property’s pod and current access rights. A shared POA name does not establish reciprocal privileges. No pickleball court, cafe or staffed dining service has been verified for either neighborhood.

Choose the recreation area you would actually use, then test it from the home. North’s published inventory includes indoor basketball and a water-play area; South has its own smaller facility mix. Visit at your normal workout or swimming time, check guest arrangements and ask how private events affect availability. Compare the walk from the house with your comfort on the route, rather than deciding from a clubhouse photograph.

Associations, costs & approvals

Verify which documents and charges govern the chosen home.

Association structure: the official manager identifies one Tuscany POA serving both neighborhoods. The posted declaration was restated in 2014 following the Atlantic Commons name change. Ask management to identify the exact legal parcel, residential pod, all applicable amendments and any neighborhood-specific cost allocation. Do not invent separate North and South HOAs, or infer that one published fee applies to both.

Fees and services: management describes quarterly assessments and separately states that landscaping, irrigation and alarm monitoring are provided for North and South. Exact current charges, special assessments, reserve exposure, application or transfer costs and the service contract for a buyer’s address remain unverified. Obtain the current budget and estoppel for each shortlisted property; a monthly amount in an MLS display may be a conversion of a quarterly bill.

Leasing and approval: the manager’s public summary states a one-year ownership period before leasing, a minimum twelve-month lease and purchase or lease approval. This is a published summary, not confirmation that the full current rules for either address are unchanged. Obtain the latest amendments, application package and written answer before treating a property as a rental option.

Architecture and pets: the dated posted rules require prior written architectural approval and include animal restrictions. Current North and South pet eligibility, breed or number limits, vehicle rules, occupancy eligibility and architectural criteria have not been confirmed with a complete up-to-date package. Check existing exterior work as well as proposed fences, pools and roof changes. No unrestricted occupancy or optional-club conclusion is made.

Recreation obligations: confirm the current assessment allocation, facility access, guest conditions and any separate program or rental charges for the property’s neighborhood. The older rules distinguish the residential pods. The apartment properties using the Tuscany name are separate housing products, and their amenity advertising is not evidence of what a North or South homeowner receives.

Request the current declaration and amendments, adopted rules, budget, assessment notices, application and fee schedules, architectural standards and property-specific estoppel. Keep association charges separate from any recreation or club agreement.

Location, routes & public schools

Start each route at the correct Tuscany entrance.

Both neighborhoods connect with the West Atlantic Avenue corridor through Stone Quarry Boulevard, near Florida’s Turnpike. North’s Rock Salt Road and Imperial Topaz streets occupy a different part of that route from South’s Alabaster Avenue and Clay Mica Court streets. Drive to the correct gate for each showing. Test the actual trip to your regular grocery store, appointments and work, including the boulevard approach and turning movements at Atlantic Avenue. A Delray mailing address is not proof of City of Delray Beach jurisdiction: the county appraiser identifies the checked White Jade Terrace parcel as unincorporated.

Public elementary, middle and high schools

  • Elementary: Hagen Road Elementary, for both checked addresses
  • Middle: Carver Middle, for both checked addresses
  • High: Spanish River Community High, for both checked addresses

2026-2027 district address-geocoder and attendance-polygon checks: North, 14160 Rock Salt Road; South, 14599 Alabaster Avenue. Each matched one district attendance polygon. These are address-specific examples, not a guarantee for every home. Verify the exact address for the intended school year.

Closed sales & selling

Build a relevant Tuscany North & South sale comparison.

A Tuscany seller should identify North or South clearly and prepare the property’s current association package. Separate the actual quarterly bill from any monthly equivalent used in advertising. Document approved improvements and choose comparable sales from the same neighborhood first, then explain any cross-neighborhood comparison by plan, condition, lot and ownership costs. That gives buyers a clearer reason to trust the asking price.

Closed records can include older transactions. Compare dates, condition, usable living area, lot and ownership obligations before treating a sale as a current comparable. These results do not imply Paul represented the transaction.

Buyer & seller questions

Tuscany North & South FAQs

How many homes are in Tuscany North and South?

GRS, the association manager, reports 455 single-family residences across the two neighborhoods. Individual North and South totals have not been verified in the current official material reviewed.

Do North and South have separate associations?

The official management page identifies one Tuscany Property Owners Association covering both. Each neighborhood has its own recreation area. Confirm the parcel’s pod, governing amendments and assessment allocation rather than assuming every obligation is identical.

Can residents use both recreation areas?

Do not assume reciprocal access. The posted May 11, 2020 rules restrict use between the residential pods except as an invited guest. Current rights for the exact home require confirmation from management.

How does the everyday lifestyle differ?

Tour the facility attached to the home. North’s published inventory includes indoor basketball and a children’s water-play area; South’s separately published inventory does not. Compare the route from the home, reservation procedures and the spaces you would actually use.

Are pets and rentals allowed?

Current property-level permissions remain unverified. The manager publishes a leasing wait and minimum term, while dated rules contain animal restrictions. Obtain the complete current written rules and approval requirements for the exact property before relying on either plan.

Which schools were checked?

For 2026-2027, district attendance polygons identify Hagen Road Elementary, Carver Middle and Spanish River Community High for the checked North and South addresses. Verify the address and intended school year directly with the district; this does not establish a boundary guarantee for every home.

Why are there separate North and South home searches?

Separate searches help keep the home’s neighborhood, recreation access and sale comparisons identifiable. Each neighborhood has active and closed-sale links. Listings can use different subdivision names, so ask Paul to reconcile the available homes for your shortlist.
