Lake Ida Delray Beach Neighborhood & Lifestyle Guide
Lake Ida is a location and lifestyle choice in Delray Beach, rather than one HOA community. A consistent neighborhood-wide residence count is unverified because a neighborhood label, legal subdivision and planning district need not cover the same properties. Compare the actual street, lot and house, then establish which recorded restrictions and city requirements govern that parcel. A Lake Ida address does not establish lake access, a shared amenity package or freedom from restrictions.

Lake Ida at a Glance
Choose the setting, then investigate the parcel.
- Area & residences
- A Delray Beach neighborhood, not one counted association. A consistent neighborhood-wide residence total is unverified
- Lifestyle
- Lake Ida suits a comparison based on outdoor routines and the individual home.
- Recreation
- Lake Ida West and East are public parks with separate facilities and operating rules. Private waterfront rights depend on the parcel.
A Lake Ida address does not establish lake access, dock rights, an absence of restrictions or a common association. Identify the legal parcel, recorded restrictions and any applicable association before comparing ownership costs.
Homes & active listings
Older homes, renovated properties and new construction need different comparisons.
Compare an existing one-story house, a substantially renovated home and newer custom construction on their own merits. The city’s historic-preservation planning material identifies Ranch and Minimal Traditional architecture in Lake Ida and describes redevelopment pressure. For an older home, investigate the roof, electrical service, drainage and addition permits. For newer construction, review approved plans, inspections and the certificate of occupancy.
Separate an interior-street home from direct waterfront property. For a waterfront candidate, obtain a current survey and investigate shoreline ownership, seawall condition, dock approvals and any easements. A water view is not a title opinion, and the public boat ramp does not create private dock rights at the house.
A larger advertised lot does not settle what you can build. The city identifies a Lake Ida Neighborhood Overlay District with additional development standards. Ask planning staff to verify the parcel’s zoning, overlay status, allowed building envelope and the approval route for your proposed project. Do not assume a nearby new house establishes your entitlement to the same size or height.
These links cover only Delray Beach single-family homes in ZIP 33444 with Lake Ida in the legal subdivision description. They miss neighborhood homes recorded under other names. The active subset had no matches when checked; this does not mean no Lake Ida-area homes are available. Ask Paul for a mapped search using your intended streets.
Amenities & everyday life
Separate public recreation from private waterfront rights.
Lake Ida West Park is a separate Palm Beach County public park at 1455 Lake Ida Road. The county lists two boat-launching ramps, canoe/kayak access, fishing facilities, walking and bicycle paths, picnic spaces, playgrounds and a dog park. These are public destinations with their own operating rules, not amenities bundled into every Lake Ida purchase.
Lake Ida East Park at 950 NW 9th Street separately offers lake access for canoeing/kayaking, fishing, picnic facilities, a playground and a sand volleyball court. The county also identifies the Delray Beach Playhouse at this location, under a separate operator. Verify park hours, event tickets and reservations separately. Neither park listing establishes a neighborhood clubhouse, community pool, private fitness center or resident-only recreation entitlement.
Lake Ida suits a comparison based on outdoor routines and the individual home. A walk to a park, a trip with a kayak and an evening downtown create different priorities from a scheduled clubhouse program. Visit your candidate street and the park entrance you would use. Check sidewalks, crossings and the actual trip from the front door before assuming a route is comfortable on foot.
Property-specific due diligence
The address alone cannot settle your ownership obligations.
Establish the parcel first: legal description, recorded plat, title exceptions, easements and applicable association or private agreements. The Lake Ida neighborhood label is not evidence that HOA fees are zero, association approval is unnecessary, membership is optional or occupancy is unrestricted. Current property-specific age and occupancy provisions, assessments, application/transfer charges and any recreation obligations remain unverified until written records are reviewed.
Verify leasing, pets, vehicles and any business or accessory-unit plans against applicable city requirements and recorded property restrictions. Request written confirmation of any association obligations for the exact home. A listing marked no HOA is not, by itself, a complete investigation of title restrictions, rental eligibility or municipal approvals.
For construction and waterfront work, check the city’s current zoning and overlay requirements, permits and approved plans. Review flood-zone information, any elevation certificate, drainage history and insurance quotes for the actual property. A 2026 city staff report for a Lake Ida address documents a property-specific seawall waiver request, illustrating why a neighboring shoreline improvement should not be treated as your approval.
Review the title commitment, recorded plat, survey, easements, municipal requirements and any association documents. Obtain written answers for proposed rentals, pets, exterior work and any waterfront use before relying on them.
Location, routes & public schools
Test the neighborhood against your daily destinations.
Use Lake Ida Road, Swinton Avenue and the exact park entrances to orient a home search. Drive from each candidate property to Atlantic Avenue, your beach access, groceries and medical appointments at the times you expect to travel. The location guide does not turn every property on Lake Ida Road into the same neighborhood, or treat a nearby gated development as interchangeable with Lake Ida. No fixed travel time or walkability promise applies to every address.
Public elementary, middle and high schools
- Elementary: Plumosa School of the Arts K-8, for two checked addresses only
- Middle: Carver Middle, for two checked addresses only
- High: Atlantic High, for two checked addresses only
Official district 2026-27 attendance-layer checks for 1117 Lake Drive and 702 Enfield Road each returned Plumosa SOA K-8 in the elementary field, Carver in the middle field and Atlantic in the high field. The Enfield Road polygon also notes priority choice at S.D. Spady Elementary; confirm details with the district. These are address-specific results, not a neighborhood-wide guarantee. Verify the exact home, intended grade and school year with the district; a K-8 school name does not override the separately returned middle-school assignment.

Value the property’s actual position within Lake Ida.
A Lake Ida seller can make a stronger case by documenting the particular home rather than relying on the neighborhood name. Organize the survey, roof and system records, permitted improvements, pool records and any shoreline approvals. Separate waterfront comparisons from interior properties, and distinguish new construction from renovated older houses before deciding which closed sales are truly useful.
Closed records can include older transactions. Compare dates, condition, usable living area, lot and ownership obligations before treating a sale as a current comparable. These results do not imply Paul represented the transaction.

Buyer & seller questions
Lake Ida FAQs
Is Lake Ida one HOA community?
No single neighborhood-wide HOA, fee schedule or shared recreation package is asserted here. Lake Ida is presented as a location and lifestyle area. Determine the recorded obligations, restrictions and approvals for the exact property.
How many homes are in Lake Ida?
A consistent neighborhood-wide residence total is unverified. The neighborhood name is not one bounded association count. A legal subdivision, a listing search and the city’s planning overlay can cover different sets of properties.
Does every home include lake or dock access?
No lake, boat or dock entitlement is established by this guide. Public park access is separate from a private property’s shoreline ownership, easements and permitted improvements. Verify rights and approvals for the exact parcel.
What amenities and lifestyle can I compare?
The county publishes recreation facilities at Lake Ida West and Lake Ida East public parks. Compare the actual route to the facilities you would use, then evaluate your home’s own yard, pool or waterfront features separately. No common private amenity package is implied.
Can I remodel, lease or keep pets?
Those exact-property permissions are unverified here. Check current city requirements, title restrictions and any applicable association documents before relying on a planned project, tenant arrangement or pet policy.
Do the listing links cover the whole Lake Ida neighborhood?
No. They are a narrow starting subset: Delray Beach, ZIP 33444, single-family homes with LAKE IDA in the listing legal description. The active subset returned no matches when reviewed. That does not mean there are no active Lake Ida-area homes. Ask Paul for a mapped property-specific search and comparison.
