Casa Bella Delray Beach Community Guide

A gated, detached-home community in western Delray Beach. Compare the home itself, the shared amenities, and the ownership details behind the address before deciding whether Casa Bella belongs on your shortlist.

Reviewed 2026 · Delray Beach, Florida · Approximately 164 homes

Community at a glance

A smaller gated setting, with the individual home doing much of the deciding.

Casa Bella’s appeal is the combination of a detached home and shared recreation without assuming the ownership structure of a large golf community. The community uses Delray Beach addresses; do not confuse it with CasaBella developments in other Florida cities.

Homes
Approximately 164 detached residences; historical builder count.
Home styles
One- and two-story resale homes, with differing layouts and outdoor spaces.
Age status
MLS reports no senior restriction; current association confirmation outstanding.
Amenities
Clubhouse, pool, fitness, basketball, playground, one tennis court and three pickleball courts.
Daily-life fit
Home-centered living with shared recreation; confirm activity schedules and access.
Association
Casabella POA in reviewed MLS; current fees and governing documents need confirmation.

The approximate count comes from Lennar’s original development announcement ↗, not a current association certification. Home and ownership examples are linked below.

Homes & current listings

Choose the layout before comparing the finishes.

A Casa Bella tour should begin with the way you will use the home. Check whether the primary bedroom is on the entry level, how upstairs rooms connect to the rest of the house, and whether a loft or office provides the privacy you need. Similar bedroom counts can hide very different everyday arrangements.

Inside the home

Compare living area rather than total area that may include garages and covered spaces. Notice ceiling height, storage, laundry placement, stairs and the route from the garage to the kitchen. Confirm any converted room against permits and the property record.

Beyond the back door

Walk the usable yard, patio and pool area. Consider sun exposure, neighboring sightlines, drainage and the difference between a view and property you actually own. A private pool creates maintenance and insurance questions that a community pool does not answer.

IDX availability changes. If no active homes appear, ask Paul about upcoming opportunities. Pending or under-contract homes are not necessarily available to purchase. These links use the Delray Beach location and the recorded Grand Haven at Linton Blvd subdivision associated with Casa Bella; confirm each result’s address and community.

Amenities & lifestyle

Visit the spaces you will actually use.

The clubhouse, shared pool and fitness facilities provide options outside the home, while basketball and a playground add outdoor recreation. Think about your own routine: a short workout, meeting a neighbor, time at the pool or simply returning to a quieter home setting after being out.

Casa Bella has added one tennis court and three pickleball courts, expanding its outdoor recreation options. Before buying for a particular sport, visit the courts and confirm access, reservations, guest privileges, instruction charges and operating hours with the association. Do not assume a café, staffed activity program or golf course is included.

HOA, fees & membership

Separate the listing’s information from your confirmed ownership costs.

The reviewed MLS record for 16211 Rosecroft Terrace, MLS B26043024 ↗, names Casabella POA and reports $1,725 quarterly, equivalent to $575 monthly, with common-area, grounds and security services. The closed listing below reports a different monthly amount. These are property-specific listing examples, not a current fee schedule for every Casa Bella home.

Current association confirmation outstanding

The current declaration and amendments, adopted budget, estoppel, complete rules and any club agreement have not been verified. Age and occupancy rules, actual fees, assessments, transfer charges, rental rules and membership obligations remain unverified at association level. Confirm them directly with the association before relying on this guide.

HOA membership is not the same as a golf membership.

Reviewed MLS records report that a separate membership is not required. That supports treating Casa Bella differently from a mandatory-equity golf community, but it does not replace written confirmation. Ask whether any recreational or club arrangement is mandatory or optional, what the HOA payment covers, and whether there are separate dues, program charges or one-time contributions.

  • Budget and services: request the current payment schedule, reserve information, insurance responsibilities and any approved or proposed assessments.
  • Pets, vehicles and leasing: listing remarks are not the complete rules. Obtain written limits, lease terms, approval steps and application timing for your intended use.
  • Changes to the home: ask about approval for exterior colors, roofs, windows, doors, fences, landscaping and pool work. Confirm existing improvements were approved.
  • Closing costs: identify every application, transfer and capital-contribution charge before setting your budget.

Location & nearby destinations

Compare the western Delray routine with the coastal one.

Casa Bella is in the Linton Boulevard corridor of western Delray Beach. Use that location as the starting point for your actual routes, rather than assuming a Delray Beach mailing address means a home close to the ocean.

Compare your trips toward the shops and restaurants around Delray Marketplace, the Atlantic Avenue corridor and downtown Delray, and the public beach. Access to Florida’s Turnpike and I-95 matters differently depending on where you travel. Visit at the times you normally drive; this guide does not promise fixed travel times.

For a specific home, check entrance access, road exposure and the position of the lot within the community. Confirm the parcel’s jurisdiction, public-school assignments, flood information and insurance quotes through the appropriate records rather than relying on the community name.

Considering private schools alongside Casa Bella?

The Palm Beach County private school guide includes Delray Beach and Boca Raton campus options. Confirm admission and the exact campus with each school, then test the route from the home. A nearby address does not guarantee a place.

Recent sales & seller guidance

Use closed sales as comparisons, not shortcuts.

16266 Rosecroft Terrace, MLS B26023058 ↗, is a verified closed-sale example in Paul’s IDX portal, with an October 6, 2026 closing date. It is a market comparison, not a claim that Paul represented the transaction. Open the full record to review the property details and reported sale terms.

The closed-sale search includes older records as well as recent closings. Ask Paul to narrow the timeframe and verify concessions before drawing a pricing conclusion. Living area, lot position, pool, roof condition, storm protection and renovation quality can make two nearby sales poor substitutes for each other.

For sellers, organize permits, roof and system records, warranties, storm-protection information and the association package before photography or showings. A buyer comparing Casa Bella with another gated community needs a clear explanation of your home’s layout and costs. Price the whole offering, rather than adding renovation spending dollar for dollar to a neighbor’s sale.

Buyer & seller questions

Casa Bella FAQs

Is Casa Bella in Delray Beach a 55+ community?

The reviewed MLS records identify Casa Bella as not a senior community. Current association-level age and occupancy requirements remain unverified. Confirm the declaration and current amendments with the association for the exact property before purchasing.

How many homes are in Casa Bella?

Lennar’s original community description identified 164 homes. This guide uses approximately 164 detached homes as a historical development reference. A current association-certified count has not been confirmed.

What does the Casa Bella HOA cost?

The reviewed MLS record for 16211 Rosecroft Terrace reports $1,725 quarterly, equivalent to $575 monthly. Another reviewed closed listing reports $568 monthly. Neither is an association-certified current quote for every home. Confirm the budget, estoppel, assessments, services and closing charges for the exact address.

Is a separate golf or country-club membership required?

The reviewed Casa Bella MLS records report Membership Required: no. HOA obligations are separate from a golf or country-club membership. The current association declaration and any club agreement remain unverified, so obtain written confirmation of mandatory or optional memberships and any separate charges.

What amenities and day-to-day activities does Casa Bella offer?

Reviewed sources describe a clubhouse, pool, fitness center, basketball and playground. Casa Bella also has a newly added tennis court and three pickleball courts. Confirm hours, reservations, access, guest policies and any program charges with the association.

Can I lease a Casa Bella home or keep pets?

Reviewed listings mention leasing subject to restrictions and pet breed or number restrictions. Current lease minimums, waiting periods, rental frequency, pet limits and approval requirements remain unverified. Request the complete current rules before relying on rental income or planning a move with pets.

How should I compare Casa Bella closed sales?

Start with living area, bedroom placement, one- or two-story design, lot and view, pool, condition and major improvements. Then compare the closing date and concessions. A larger home’s sale does not by itself establish the value of a smaller home on a different lot.
