Seven separate associations

High Point is not one uniform condo community. The section changes the experience.

High Point of Delray is a large 55+ community divided into seven separate residential sections. Each has its own association, budget, reserves, amenities, rules, and buyer procedures.

While the homes are generally condominiums legally, much of High Point feels more like a low-density single-story villa community, with private entrances, green space, and small residential buildings.

Start with the section, then choose the strongest individual residence.

Homes and ownership

Villa-style living, but section-specific condominium due diligence.

One- and two-bedroom homes are common. Many buildings were designed with two one-bedroom and two two-bedroom homes, creating the familiar High Point villa-style setting. Florida rooms, patios, corner locations, and renovation level can materially affect value.

Do not assume a sale, fee, rental rule, or amenity in one section applies to another. Section 4, for example, currently has a more involved pre-sale inspection process and states that rentals are not permitted.

Section amenities

There is no one central High Point amenity package.

Across the seven sections, buyers may find pools, clubhouses, billiards, libraries, shuffleboard, bocce, cornhole, pétanque, tennis, pickleball, barbecue areas, lake decks, and social programs. The exact combination depends on the section.

For regular tennis or pickleball players, compare the actual section facilities rather than relying on a generic High Point listing description.

High Point versus High Point West

Do not combine the original seven sections with High Point of Delray West.

High Point of Delray West has separate section associations and a different community structure. It should be evaluated as a separate cluster, not folded into the original High Point Sections 1–7.

Paul's take

The better section and the better financial position matter more than the High Point name alone.

Compare the section, bedroom count, corner position, Florida room, view, renovation, hurricane protection, major systems, reserves, assessments, insurance, rental rules, and buyer requirements. A Section 7 sale is not automatically the right comparable for a Section 1 home.
