A layered association structure

Palm Beach Leisureville is not one uniform ownership experience.

The community has a master association and numbered residential sections. It also includes more than 20 separate condominium associations, each with its own current documents, financial picture, and rules.

A detached home in a numbered section should not be evaluated as if it has the same maintenance scope or association package as a villa-style condominium residence.

Condominium associations

Condominium buyers need the exact association name.

Palm Beach Leisureville’s condominium residences are governed through separate associations. The individual association, not simply the community name, controls the current budget, reserves, insurance, maintenance scope, rules, buyer approval, and rental or pet policies.

Ask for the condominium association’s written current package before relying on a listing description or a fee from another section.

One-time closing cost

Ask about the capital contribution before you make an offer.

Some associations require a one-time capital contribution or transfer fee at closing. It is separate from the monthly association fee and can apply to a master association, a neighborhood association, or both.

Confirm the current amount, who pays it, when it is due, and whether it is refundable for the exact home. Association requirements can change, so rely on the current written association package before you commit.
