Two independent communities

East and West have separate condominium associations, entrances, and community operations.

Bent Tree Villas East and Bent Tree Villas West are both 55+ single-story attached-villa communities in Boynton Beach, but they are not one interchangeable association. Each has its own condominium association and its own current budget, reserves, insurance, rules, approval process, maintenance responsibilities, and amenities.

The right first question is whether the address is in East or West. That answer should guide the records requested and the comparable homes used for pricing.

One-time closing cost

Ask about the capital contribution before you make an offer.

Some associations require a one-time capital contribution or transfer fee at closing. It is separate from the monthly association fee and can apply to a master association, a neighborhood association, or both.

Confirm the current amount, who pays it, when it is due, and whether it is refundable for the exact home. Association requirements can change, so rely on the current written association package before you commit.
