Seller planning

Sell as-is or update before listing?

Use the likely buyer, competing homes, timing, and the work itself to decide where preparation is worth it.

The practical test

Start with the work buyers will notice.

Not every update earns its cost back. The strongest preparation removes uncertainty or makes the home easier to compare with direct alternatives.

  1. Sell as-is when the price and presentation acknowledge the condition. An original-condition home can appeal to buyers who want to personalize it, provided they can clearly see the work and the price reflects it.
  2. Update when a repair or finish creates an avoidable objection.Obvious deferred maintenance, incomplete repairs, or a preventable first impression can shrink the buyer pool before the home is fairly considered.
  3. Compare the exact competition before spending.Look at recent sales, active listings, condition, systems, and the features buyers would need to add after closing.

Plan before you spend

Make the preparation decision with the local competition in view.
