Home styles & current listings
Start with the legal neighborhood and the way the home lives.
A Lake Charleston address is the beginning of the comparison. Establish the neighborhood, legal property type and association responsibilities before comparing bedroom counts. A detached home with a private pool has a different maintenance profile from a residence with shared exterior obligations, even when both use the same broad community name.
The checked active example at 7202 Catalina Isle Drive, B26077121 ↗ reports five bedrooms, three bathrooms and 3,277 square feet of living area. It is one property example, not a standard plan for Lake Charleston. Confirm measurements and room uses, and distinguish living area from garage, patio and other total building area in every comparison.
One level or two
Walk the route from the garage to the kitchen and from the main bedroom to the outdoor space. In a two-story house, identify which bedrooms and bathrooms are upstairs and whether a downstairs room can actually serve your intended purpose. Check ceiling heights, storage and natural light rather than judging the layout by square footage alone.
The lakefront question
A broad water view can change the feel of a home, but it also deserves a document review. Locate the surveyed lot boundary, easements and shoreline responsibilities. Ask about vegetation, drainage access and restrictions on structures. A patio facing the water does not establish a right to build a dock, alter the bank or use a motorized boat.
For any resale, line up the roof, window protection, air-conditioning and pool records. Request permits and association approvals for enclosures, additions and exterior improvements. Obtain insurance quotes for the actual property before turning an attractive asking price into a monthly budget.
No named Lake Charleston floor-plan directory was located on 55places. A complete verified model roster remains outstanding, so no model names or community-wide size range are invented here. Obtain the original plan for the home you are considering.
Amenities & lifestyle
Put the lakes and recreation into your own routine.
The association describes walkways and seven stocked lakes, with swimming pools and courts for tennis, basketball and volleyball, plus soccer and playground spaces. Its overview also identifies Lake Charleston Park within the community. Ask which facilities belong to the master association, a neighborhood or the public park system before assuming the same access rules apply everywhere.
Visit the recreation areas when you would normally use them. Check pool access, guest rules, court booking and current operating conditions with management. No current official confirmation of dedicated pickleball courts was established for this guide; a listing remark alone is not used to promise that amenity.
For lake activities, request the current written rules and identify the permitted launch locations and equipment. The public overview mentions boating and fishing, while the posted governing material contains more detailed restrictions. Treat a seller’s informal account of past use as a reason to ask questions, not as permission.
HOA structure, fees & rules
One community name can involve more than one estoppel.
Lake Charleston Maintenance Association’s public Realtor Guide identifies additional estoppel or leasing information for Misty Cay, The Reef, Water’s Edge and The Islands. These are separately governed neighborhoods. Their costs and rules should not be treated as interchangeable with the master association or another Lake Charleston address.
Checked October 17, 2026, the Catalina Isle MLS example reports $165 monthly. That is a property-specific listing entry, not an association-certified fee schedule. It does not establish the complete amount payable by every owner or disclose all closing contributions, approved assessments, reserves or future budget changes.
The public rules document is titled August 2022. It includes leasing, pet, parking and lake-use provisions, but the full current set of amendments and neighborhood requirements has not been certified. This guide therefore does not state a universal pet limit, rental permission, age status or absence of club charges as a confirmed fact.
- Association costs: request master and any neighborhood estoppels, current budgets, reserves and approved or proposed assessment details.
- Occupancy and leasing: obtain the current declaration, amendments, waiting periods, lease terms, application process and written approval requirements.
- Pets and parking: secure the rules that apply to your actual animals and vehicles, including neighborhood restrictions.
- Maintenance: identify responsibility for roofs, landscaping, irrigation, exterior painting, lakeside areas and insurance from the documents.
- Club obligations: obtain written confirmation of any mandatory or optional club, recreation or dining arrangement. The recreation overview is not a complete statement of purchase obligations.
Written property-specific confirmation remains outstanding for current costs, age restrictions, complete rules and club obligations. The current recorded documents and association responses should guide a purchase decision.
Location & public-school check
Map the precise neighborhood to your regular destinations.
The association identifies the main entrance west of Jog Road, south of Hypoluxo Road, and neighborhood access from Hagen Ranch Road. Its office is at 7101 Charleston Shores Boulevard. Use the actual property address for showings, deliveries and route planning; the most convenient access can differ across the community.
Compare trips toward the Hypoluxo and Jog shopping corridor, medical appointments, Lake Worth Beach and routes to I-95 or Florida’s Turnpike. Visit at the time you would leave for work or an appointment. A broad Lake Worth mailing address does not tell you how an individual neighborhood fits your daily travel.
For 7202 Catalina Isle Drive, the district’s 2026–2027 boundary data returns Manatee Elementary, Christa McAuliffe Middle and Park Vista Community High. This factual address check does not establish assignments for all Lake Charleston homes or a future year. Confirm the exact address and enrollment year with the district’s current registration and Find My School information ↗.
Recent sales & seller guidance
Use the neighborhood and condition to explain the price.
The closed-sale search includes 7350 Anadale Circle, B26039725 ↗, reported closed June 29, 2026 in cross-checked public sale history. Confirm the full transaction terms and concessions before using it as a comparable. The search also contains older transactions; a Closed label alone does not make a sale a useful current benchmark.
For a Lake Charleston seller, a meaningful comparison considers the neighborhood, legal property type, living area, layout, water outlook, private pool, roof and renovation condition. Separate a recent permitted roof replacement from cosmetic improvements, and document the difference rather than assuming all upgrades contribute their original cost to the resale price.
Prepare the correct association contacts and documents with permits, warranties and a dated improvement list. Buyers need to understand whether the home has a second association and what maintenance they will take on. Paul can narrow the active competition and closed sales to the homes that a buyer is most likely to compare with yours.
The homes-for-sale link opens Paul’s custom Lake Charleston search. The separate closed-sales search uses the Lake Charleston legal-description term without a city restriction because mailing-city labels vary. Verify every result’s neighborhood. Status changes; market examples do not imply Paul represented the transactions.
