Villages of Oriole is not one uniform HOA. It is a collection of eight independently governed 55+ sections with condos, townhouses, and villas, so the section matters as much as the street address.
Amenities, rules, costs, and maintenance responsibilities vary by section. Some have their own pools, clubhouses, fitness, card and billiards rooms, libraries, walking areas, and other recreation.
Before making an offer, identify the exact section and obtain its current governing documents, budget, reserves, inspection and insurance information, assessments, age and occupancy rules, approval timeline, lease, pet, and parking policies.
