What makes Country Manors distinct

What to know about villa living, the community’s eight sections, and buyer due diligence.

Paul’s Local Take

The decision point that matters here.

Country Manors is best judged by the exact home, association, and daily lifestyle, not the community name alone.

Review current fees, rules, approval steps, maintenance responsibilities, and the practical ownership picture before deciding.

Country Manors is a 55+ condominium villa community in Delray Beach with 440 villa-style homes across 80 acres. It is roughly four miles from downtown Delray and the ocean.

The community has eight sections, each with a heated pool and a carport for each villa. This is an established, lower-scale villa setting rather than a large clubhouse-led community.

The association publishes a maintenance-fee schedule, but fees change. Confirm the current amount, recreation charge, coverage, and payment schedule through the sale and lease package.

Before making an offer, obtain the bylaws, rules, current budget, insurance, reserves, approval and leasing policy, age qualification, and pet or service-animal guidance for the exact section.

One-time closing cost

Ask about the capital contribution before you make an offer.

Some associations require a one-time capital contribution or transfer fee at closing. It is separate from the monthly association fee and can apply to a master association, a neighborhood association, or both.

Confirm the current amount, who pays it, when it is due, and whether it is refundable for the exact home. Association requirements can change, so rely on the current written association package before you commit.
